The external fabric of the building is in substantial disrepair and a major program of works is needed across all elevations. Such works are not done in 30 years (estimated) and should be done every 5-10 years to keep the building in good condition.
The fire risk assessment report for the building is pending. There are compartmentation defects reported in 2021. A tribunal application is pending to address the fire remediation works to be completed in the future.
The full building survey report started in January 2025 is delayed due to the further investigation of the building fire risk assessment.
The building is managed by leaseholders under the right to manage (RTM) from 2006. This has not been a successful outcome for the building condition which is in substantial disrepair. The insurance excess is increased to £5,000 for escape of water.
